ENERGY RETROFIT OF A MIXED USE BUILDING
An example in the Milan hinterland.
The client has expressed the desire to carry out an energy improvement intervention of his building, a head-to-head villa built in the Province of Lecco in the first half of the '60s, with reinforced concrete structures and brick infill and biforo cement blocks.

A (EXTERNALS WORKS)
  1. on the facades the formation of a thermal coat has been foreseen, with beige and brown plaster (10 cm of stiferite and 14 cm of EPS with graphite);
  2. the window frames, made of travertine, have been removed, so as to eliminate the thermal bridge present at the point of attachment of the frames to the masonry;
  3. it has been foreseen the remaking of the covering mantle with a life line;
  4. the external window frames, with aluminum frames with wood-like finish, triple glazing, noble gas and low-emission glazing treatment;
  5. copper tinsmithing;
  6. the retractable external awnings, have been conserved on the east and west elevations.

B (INTERNALS WORKS)
  1. on the extrados of the attic attested on the attic, it has been planned the formation of a thermal coat (32 cm of rock wool);
  2. an insulation of the soffit of the slabs on the heating plant, on the laundry, on the garage and on the cellars with 10 cm of rock wool has been provided;
  3. provision was made for the preparation of plant layouts that will allow, in the future, the laying of solar and / or photovoltaic solar panels;
  4. thermostatic valves have been installed on radiators;
  5. the roller shutter boxes have been replaced with heat-insulated containers and the shutters have been equipped with motorization;
  6. a decentralized mechanical ventilation system has been installed.

It should be noted that two out of four facades of the building are attested on other properties, while the other two facades of the building are on shallow balconies; this has reduced the possibility of reaching high thicknesses of thermal coats. Lastly, the floors of the rooms on the ground floor were only insulated in the portion facing the cellar, being able to intervene from the intrados of the floors, but not in the portion attested towards the under-floor cavity; this work, involving the demolition of internal floors and screeds, has been postponed. However, at the end of the works, in addition to the high levels of comfort found, a clear energetic improvement of the entire building was detected, so that in the summer it was not necessary to activate the two heat pumps for cooling, as the maximum internal temperatures did not they never exceeded 26 degrees Celsius.

The good result of the intervention was also reconfirmed by the energy certification obtained with the Cened Protocol: from Energy Class "G" to Class "C".

Lastly, the intervention benefited from the following tax incentives, which will significantly reduce the time needed to amortize the investment:
  1. tax breaks for building renovation work (50% deductions);
  2. tax breaks for energy saving works (65% deductions) for the building envelope.

Further energy improvement measures planned in the future:
  1. completion of the internal thermal coat, in correspondence of the under-floor cavity (where it was not possible to intervene from the outside);
  2. home appliances: electromagnetic induction plates;
  3. installation of photovoltaic panels in coverage, with accumulation batteries;
  4. installation of solar thermal panels;
  5. heating and cooling with a split system and reversible heat pumps.
